You should pan for a 5% deposit at the time of signing for your home purchase, with the balance due upon closing. Upgrade deposits apply. Talk to your Coast REALTOR®.
If you are taking advantage of our Builder’s Program, your new home qualifies as a home mortgage that is delivered to you as a finished and appraised home. You are encouraged to supply an approval letter or proof of funds with an offer.
Custom-built homes are eligible for building loans. Your custom builder will require proof of financing either through a building loan or evidence of sufficient available funds.
HST is included in the price. There is no extra cost for HST, provided you are using the home as your primary residence. Otherwise, there will be an extra cost for HST as you won't be eligible for an HST rebate.
Home prices are based on the value of the base lot. Lot premiums apply based on lot size and location.
Phase 2 closings will begin to book into mid-2023. It's best to check dates with a Coast REALTOR®. As homes sell, the available closing dates get booked.
We will have more phases with more offerings. Make sure you register to remain in our database for future phases. Some dreams are worth dreaming longer. We are thankful for your interest.

Coast appreciates there’s a dream for everyone. Future phases are expected to offer various density choices such as townhomes and semi-detached homes. There’s still work to be done to dream those into being as part of our Coast community.
About the Building Process
We understand the excitement from the first excavated scoop of earth to the final finishes! You can expect approximately 20 weeks. The homes in Phase 1 have been meeting their closing targets.
First phase construction will still continue in 2022. If you are purchasing one of the limited custom-build lots, you are expected to build within two to three years. The custom build lots are Lots 1-7 and lots 36-38 in Phase 1.
We get it! This is one of the most exciting times of your life and it is fascinating to watch the progress of your new home. By all means, drive by and take footage. But remember, this is an active construction site with permission given only to authorized contractors to enter. You must arrange any visits through your realtor and be accompanied by your realtor.
Because we know how exciting this is, we are looking at digital solutions so you don’t have to miss a moment of watching your home take shape.
Items such as faucets, sinks, and bathtubs are included in the base price. Household appliances are the buyer’s responsibility. Typically, buyers prefer to select their own appliances based on their needs and budget.
Our Builder’s Program meets the high standards of the Ontario’s Building Code. We encourage all buyers to become familiar with those codes for peace of mind of all the requirements that have been met in constructing your new home. The Ministry of Municipal Affairs replaced the previous Ontario Building Code in 2019 to include new requirements supporting the government’s Climate Change Action Plan, with a view to reducing greenhouse gas emissions and implementing energy-efficient measures in new homes.
If you are building a custom home, you have chosen one of these lots for a reason… their spectacular view or larger size. The lakefront lots are graded to provide basement walkouts.
Main floors enjoy a nine-foot height, with basements at eight feet.
A tray ceiling, also called an inverted or recessed ceiling, is an available optional upgrade.
The front lawn will be sodded, and the back yard will be seeded.
The standard package includes asphalt, and upgrades are available.
The driveway is approximately 40 feet long taking into account required setbacks for the road and lot line.
Ongoing Living
Our builder, Heykoop Construction is a Tarion Certified Builder. That means peace of mind from the moment the keys are handed over to you.
New Coast homes will be taxed at the standard Town of Goderich mill rate of 1.5 percent. This rate includes town, county and education rates. This tax does not include garbage fees, water, heating, etc.
Your home, your way. There are no community fees for maintenance or the many amenities that Coast is providing. Enjoy the parkettes and waterfront trails and share them with your greater Goderich community.
The Coast waterfront trail connects the two waterfront parks. The cove beach is a large sandy beach for the town and is accessible at the west end of Sunset Drive. Start imagining your morning and evening walks now, and get ready to dip your toes in Lake Huron!
Now that you know what Coast is offering, don’t forget to take in all that Goderich and the Ontario West Coast region has to offer. You can be at the local recreation centre in minutes, just across the Bluewater Highway. Goderich is a walkable and bike-able community. You can be anywhere under your own foot p or pedal power in 20 or so minutes, and a vast trail systems are a quick drive away. Start exploring!
Goderich’s Alexandra Marine General Hospital and the Maitland Valley Medical Centre are located on the north end of the town, overlooking the Maitland River. Goderich prides itself on its investment in its medical facilities, and is home to a dedicated team of medical providers.
While Goderich does not have bus transit, the community is highly walkable, and services are available for seniors.
Coast has been thoughtful about planning to complete one phase before moving onto the next. That way, over time, subsequent phases will be further and further away from the earliest built homes.
